Overview

This new, state-of-the-art, 17-story office building is situated at the eastern gateway in the urban core of Reston Town Center. 17FIFTY is located at 1750 Presidents Street on one of the most visible entrances to the lively area. This is the seventh project in Reston Town Center HITT will deliver for Boston Properties. 17FIFTY is directly across from the Signature Apartments HITT completed in June 2018.

The 396,000-sf project features an expressive curtainwall façade, fitness center, grand feature stair on the lobby level, a dramatic rooftop terrace, and amenity space. The existing office building was demolished and replaced with four below-grade levels of parking for 230 vehicles. The structure has mild steel reinforcement on level one and post-tensioned reinforcement on floors two through the penthouse level.

Deep hole excavation with a tie-back support of excavation (SOE) system were required. The project is designed to achieve LEED Gold certification.

One challenge of the 17FIFTY project includes a central plant system located on the roof level, which creates an interesting complexity as it controls multiple buildings. The building is also bordered on all sides, creating tight site conditions. Another challenge is keeping the fire alarm system and fire pump active throughout the entire demolition and project schedule since the building is near One Fountain.
