Overview
The Navy Federal Credit Union Building 3 project in Winchester, Virginia is a design-build, build-to-suit, 245,000-sf office building.
This four-story building includes a mix of open office areas, assembly spaces, break rooms, and combinable training rooms. The interior design features glass office fronts, demountable partitions, and an open ceiling concept. The building also includes a micro-mart, a fitness center with studio, and an on-site health facility. The exterior of the building is a blend of curtainwall and window-wall glazing systems, stone veneer, composite metal panels, ceramic panels, and sunshades on a steel structure. The exterior also includes patios on the second and fourth floor roofs featuring pergolas, hardscaping, and green roofs.
A pedestrian bridge links the new building to an existing 1,400-space parking garage.
The building's MEP systems are designed to support a 24/7 call center facility with N+1 redundancy back-up for all critical power systems. This project requires extensive preconstruction services, as the client values streamlined deliverables and contract creativity.
