Overview

Hilton Grand Vacations, a trademark of Hilton, is a global vacation-ownership company providing shared-ownership opportunities for customers around the world, from exotic locations to urban settings. With office locations throughout the United States, Hilton Grand Vacations needed help converting an 11,000-sf restaurant and meeting room space into new office space to expand their team presence in the district. This was a conversion project within the existing hotel, Embassy Suites, centralized in the heart of Washington, DC between Dupont Circle and Georgetown.

HITT was tasked with the complete demolition of kitchen and bar equipment, existing partitions and finishes down to structure, and removal of all MEP systems. Concrete was infilled and leveled throughout the space, and when deteriorating wall framing systems were uncovered during demolition, our team replaced them to ensure everything was built correctly and safely. In addition to structural work, HITT constructed support offices, pantries, bathrooms, a kids’ play room, and 30 sales offices. Custom finishes incorporated into the additional work included wood veneer walls, 3Form resin panel dividing partitions, quartz desks, and electrical and lighting upgrades. 

The project team faced inherent logistical challenges that come from working in an occupied hotel, as well as project-specific obstacles including working below guestrooms under renovation due to water leaks or damaged in-place finished materials. Even with the setbacks and several revisions to the drawings through the project’s conclusion, the space was completed to the client’s requests and acheived LEED Certification.
