Client Goals The establishment of this last mile logistics center was an integral part of our client’s larger distribution center expansion plan in the New Jersey area. They needed a space to accommodate interior van traffic as this warehouse is the last stop for packages to be loaded before being delivered. Design Vision The design for this space was simple but had to strictly adhere to the client’s branding standards. The project team collaborated with Progressive Architecture to ensure the design correlated with the client’s evolving criteria. Construction Focus Managing a national client’s expectations in the height of a pandemic is no easy task, but it was our job to deliver the client's vision for the space in a safe, efficient, and cohesive manner. By prioritizing overall project safety, stakeholder communication, and innovative scheduling techniques, we were able to execute the project in a successful manner and exceed client expectations. Elements Elements Elements Elements Elements Space-saving MEP Design The existing building needed to be updated significantly, including the electrical and mechanical systems. The new systems and their proposed layout saved the client valuable space inside the warehouse by relocating the equipment to the roof of the warehouse. Efficient Building Envelope Part of the project scope and expectation of the client was having the building envelope maintain a required R-value. The project team executed constructability studies to find a high-performing and cost-efficient option, which included overlaying 75-80 percent of the roof and insulating the interior perimeter walls. Our team successfully implemented COVID-19 protocols that resulted in zero project shutdowns and were later used as the safety standards for other projects of our client. With most stakeholders being off-site throughout the construction’s duration, we made sure that the virtual experience was just as informative and detailed as an in-person experience. This attention to connectivity and safety ultimately lead to the client experiencing an exceptional HITT partnership. Solution Our team adjusted the project’s schedule to sequence our work in a unique and out-of-the-box way that correlated with the permit timelines and did not undermine construction inspections. Challenge #2 Coordination for the MHE power drops and their locations proved to be a challenge to implement and comply with code due to difficult site conditions. Solution HITT took responsibility to collect accurate material on the existing conditions by coordinating with the project conveyor, the client’s logistics coordinator, launch manager, and construction manager so project decisions could be correctly informed. Challenge #3 Existing site conditions, utilities, and as-builts revealed that our project plans did not match the current environment. This miscommunication led to a manhole collapsing overnight and unmarked road indentations affecting the project’s progress. Solution The client was immensely understanding of these unforeseen setbacks and supported our plan to work additional hours and allocate our budget accordingly to resolve these issues. Since this experience, additional ground reconnaissance for these types of projects has become a best practice that our project teams execute to ensure that we are working in a safe environment. COVID-19 Safety Precautions By utilizing SiteMetric as a COVID-19 tracing tool, we were able to keep our project teams safe during the construction duration. By tracking employees through on-site zones and badging, we were able to avoid project shutdowns and set the standard for how our client approach safety on other sites.
